Our Process
Land Selection
We use our long standing relationships with local real estate professionals to help you find the perfect lot. We’ll confirm project feasibility by bringing in consultants (soil, environmental, well, septic, pool, etc) to help evaluate the overall site and its potential.
3D Design
A unique feature, we begin the design work in-house with our own team. We have extensive knowledge of engineering and design, which enables us to design a home while simulateously value engineering the structure. Because we use so much steel, we know the possibilities available in design that only steel offers.
We have strong working relationships with architects and interior designers during this process.
Specifications Development
Our trade relationships with European suppliers set your home apart from ordinary custom builders that only purchase from supplies down the street. We create a Specifications Book; a comprehensive document that catalogs the finishes and features exclusive to your home.
Budget and Schedule Development
We obtain bids from subcontractor and suppliers based on your approved Specifications Book. You’ll then receive and confirm the overall budget for your home. Once a permit has been issued, you’ll receive a Decision Deadline Schedule. We pace the decisions that need to be made so that decisions for your home are not overwhelming, and allows us to remain on track with our schedules.
Project Management
One of the advantages of working with us is that we aren’t just “one person trying to do everything”. Once the project begins, a Project Manager will coordinate construction, inspections, and serve as a hub for resolving issues as they arise.

Your Project Coordinator will coordinate finishes and decisions, and your Director of Finance will track all expenses so that you have visibility over the project budget. You’ll receive detailed estimates vs actual reports on a monthly basis showing all billings.
We use specialized, online software to track all aspects of scheduling and selections, giving you oversight on home construction. This access gives you the ability to track construction progress whether you’re in town or traveling abroad.
Project Completion
Our in-depth project close-out process includes a full inspection by municipal authorities. Kevin Mangum will then join you and your Project Manager for a detailed walk-through to compile a final “punch-list”. Upon move-in, you’ll receive a closeout package with copies of Plans, Specifications Book, Manuals and Warranties, as well as photodocumentation of your project.
Ongoing Care
Your relationship with Mangum Design-Build does not stop on move-in day. You’ll enjoy a full coverage warranty during the first year after your home’s completion. Plus you may participate in our Customer Care program that assists with ongoing home maintenance, taking that part of home ownership out of your hands for a worry free experience with home ownership. This is especially helpful for clients who have multiple homes and want someone to look in on their residence when they’re away.
